Housing at NMBU
NMBU has 27 housing units for rent to employees. The housing units vary between dormitories of 15m2 and apartments/houses up to 96m2. NMBU has a guest house that is fully furnished for short-term rental.
Rental homes for employees
The quality of the housing units varies. Some have been renovated recently, and there is an ongoing maintenance plan for the remaining units. All the housing units are equipped with appliances. Unfortunately, NMBU does not have universally accessible housing. The reason is that the rental units are located in buildings that are protected/heritage-listed or have a design that is not compatible with universal accessibility. Rules and prioritization for rent
Priority is given to new employees and scholarship holders with a limited stay or for various reasons having difficulty entering the private housing market.
Criteria for selection:
· Comes directly from another country
· Economic reason
· Changed family situation
· Other reasons
If there are few applicants, other criteria may be considered. Applicants must be paid by NMBU.The tenancy can last for up to 2 years. The tenancy can be extended, beyond 2 years, if the criteria are still met and will only apply for a short time-limited period.
The tenancy can be terminated with three months' notice. Subletting is not permitted. NMBU's follow regulations by the Norwegian state. "rental housing determined by Statsbygg".
The homes have white goods (fridge, stove) but are otherwise unfurnished. Some homes have a dishwasher. Expenses for electricity and heating are added to the rent. The homes have access to the Internet and a basic TV package. This is included in the rent. The detached houses inside the campus have a garden. It is considered part of the park and the tenant is obliged to keep it in order. The garden cannot be used as storage space.

Handover and Keys:
Two sets of keys are provided upon handover of the residence. EIA conducts inspections both at move-in and move-out. The residence must be returned in the same condition as it was handed over. Any damages caused by the tenant or lack of cleaning at move-out will be billed.Electricity in the Residence:
A separate agreement must be made with an electricity provider if the rent does not include electricity costs. Currently, Elvia is the grid provider and Fjordkraft is the electricity provider. EIA will handle the ownership transfer, and you will be contacted by Fjordkraft after taking over the residence. NMBU owns the residence and is responsible for technical installations. EIA must always be informed if tenants receive inquiries regarding, for example, electrical inspections from Elvia.Internet:
In several residences, internet and TV are included, as stated in the lease. In these residences, you must contact Viken Fiber at Tel. 21 45 45 00 to set up access and password.In residences where internet and TV are not included, you must arrange this yourself. The largest providers in Norway are Telia and Telenor.
General Information:
A mailbox is located near the residence. Information about mail and delivery can be found at the Nowegian postal service http://www.posten.no.Waste Management: Waste bins are located near the residence, One for household waste and one for paper/carboard, the household waste is collected every other week and the paper/cardboard is collected once a month. Parking: Some residences have their own parking space outside; otherwise, refer to NMBU's parking regulations https://www.nmbu.no/om/parkering
Cleaning:
The tenant is obliged to keep the residence in good condition and perform regular cleaning. The apartment must be returned in the same condition as it was taken over. Ventilation vents must be kept open to prevent moisture damage. Heating sources should not be turned off completely in winter to avoid frost damage. Faults and deficiencies must be reported continuously via NMBUhjelp to the Property Department.Fire safety:
The tenant is obliged to familiarize himself with fire-fighting and warning equipment in the housing. The fire alarm and extinguisher are being controlled by EIA once a year but tenants are responsible for changing batteries if needed.
Duty to notify - damages, errors, deficiencies
Damages that can result in serious negative consequences for the building, housing unit or house quality must be reported to EIA immediately.
The tenant is obliged to limit damage in order to prevent further damage and financial loss.
